12/13/2000 DAVID RIVERA ZONING REVIEW Denied 1. The building setback from the West property line for the portion of the building, which is within the C-2 zoned portion of the site, must be equal to one and one-half the height of the building. The proposed height of the building is 25 feet; therefore the building setback must be 37.5 feet. If the building setback cannot be met, a Lot Development Option must be applied for. A statement with the adjacent parcel owners signature indicating that the owner does not have any objection the building setback as shown on the plan must be added to the site plan drawing. See attached copy of sample statement and LDO application. If there will be a bell tower or similar type of structure above the roof, the height of the additional structure must be noted and shown on the plan.
DS 2-02-2.1.A.7 and LUC Section 3.2.6.4 Perimeter yard width Matrix Table "DD"
2. Surface of Outdoor Parking. The surface of an outdoor parking facility may be surfaced in the same manner as the motor vehicle parking area or with a minimum of one (1) inch thickness of one-fourth (ΒΌ) inch aggregate material. This surface will be maintained in a smooth, durable, and well-drained condition. Please label the type of surface used for the bicycle parking facilities. The type of lighting must also be labeled.
DS 2-02.2.1.A.9 and DS 2-09.5.1, DS 2-09.7.2
3. It is not clear on the drawing how the Class I bicycle parking facility is connected to the onsite continuous pedestrian circulation path. Please label the area that is adjacent to the north side double doors. If this is a sidewalk please label and dimension.
DS 2-02.2.1.A.12
4. If applicable to this site, all existing easements of record must be shown on the plan. The recordation information, location, width, and purpose of the easement must be labeled.
DS 2-02.2.1.A.20
5. Please show the curb to property line dimensions for Nebraska Street and Liberty Avenue. Show the dimension from centerline to property line for Nebraska Street
DS 2-02.2.1.A.21
6. Clarify if new freestanding exterior light poles will be installed. (Per the Symbol Legend, a new light pole symbol is indicated but the symbol does not appear on the site plan.)
DS 2-02.2.1.A.25
7. See Landscape Review Section comments regarding requirements for landscape borders, screening and NPPO.
DS 2-02.2.1.A.27
8. Under the general notes block, add the existing use to note 3. If the existing use is vacant so state.
DS 2-02.2.1.A.31
9. The site plan and landscape/NPPO plans must match. Please show the bicycle parking facilities on the landscape plans and the required/proposed screen block wall on the site plan. If changes are made to the site plan as a result of comments made by site reviewers please ensure that all changes are made to landscape plan and NPPO for consistency.
DS 2-02.2.1.A.C
10. Because of the split zone on this property and because the building will straddle both zones the building must meet the requirements for the use in that zone. The building as shown on the plan meets the requirements of the most restrictive of each of the zones with exception of the building setback adjacent to the West property line. Typically the lot coverage, floor area ratio, allowed building heights are to be listed for the use within the zone. Revise note 4 as required.
DS 2-02.2.2
11. If a lot development option for the west building setback is applied for, Development Services cannot approve the site plan until the LDO has been approved by the Planning Department. The approval letter and 2 copies of the stamped site plans must be submitted to Development Services Center for Zoning Review and other Site reviewer's stamps and signatures.
