Based on the Major Streets and Routes Plan, the landscape border is only 5 feet wide. Revise the plans to provide a minimum 10' landscape border. The City Engineer may approve a portion of the landscape border within the adjacent MS&R right of way based on sidewalk and utility requirements. Typically, on a 120' right of way only 2.5' is available for landscaping. Revise plans as necessary and provide site plan that indicates how the the project will comply with LUC requirements when the MS&R right way can no longer be used as part of the site. LUC 2.8.3.5.F, 3.7.2.A One tree is required for each 33 feet of street landscape border. Add one tree to the 10th Avenue border south of the ingress/egress location.
