All revisions that affect site plan must also be made to the landscape plan. 2. 50% of the landscape border must be covered with shrubs or vegetative groundcover within two years. Tree canopy does not count toward coverage requirements. Vegetative screening may not be included in the groundcover calculations. Please provide groundcover calculations for the street landscape border. 3.7.2.4.A & Table 3.7.2-I / 2-06.3.4 3. All landscape and open areas, areas between the property line and the sidewalk and areas between the sidewalk and the street curb must receive dust control at a 2" depth. Identify inorganic materials for the sidewalk area. 3.7.2.4.A.3 4. A 30" screen is required along 22nd Street. The screen must be located at the back (property side) of the landscape border. A vegetative screen or offset wall may encroach into the landscape border a maximum of 3'. A straight wall may encroach only for the width of the wall. Revise planting plan to show a continuous screen at the development side of the street border. Do not include the screen plantings in the calculations for 50% groundcover. 3.7.3 & Table 3.7.2-I / 2-06.3.7 5. The refuse storage areas must be screened with a 6' wall. The area must be screened on all sides and may include solid gates for openings. Provide screening details for the refuse storage area on the landscape plan. 3.7.3 & Table 3.7.2-I / 2-06.3.7 6. Please place all screening requirements on the landscape plans. / 2-07.2.2 7. Please provide an irrigation plan. Locate and identify the source of water, controller and backflow preventer. 3.7.4, 3.7.4.5 / 2-06.5.0 8. All required landscaping, irrigation systems, walls, screening devices, curbing, and detention basin landscape improvements on the site or within the abutting right-of-way shall be maintained as shown on the approved plans. The property owner is responsible for proper maintenance to achieve permanent, safe, and successful landscaping as required by Article III, Division 7 of the City of Tucson's Land Use Code and Development Standard 2-06. Failure to maintain the improvements or landscaping pursuant to these code requirements constitutes a violation of the LUC. Please add notes to this affect to the landscape plans. 3.7.6 / 2-06.6.0 9. Up to 5' of the street landscape border may be located within the R.O.W. with the approval of the Engineering Department. On Major Streets and Routes, R.O.W. availability varies depending on future sidewalk locations. 3.7.2.9 / 2-06.2.2.M 10. All plants and other landscape materials must be located and identified on the drawings.
