2 A 10' wide street landscape border is required along Water
Street. Dimension the portion of the landscape border located on
site and any portion of the right of way used to meet the
landscape requirements. The street landscape border must be
located on the property and contain the following:
a. 50% of the landscape border must be covered with
shrubs or vegetative groundcover within two years. Tree
canopy does not count toward coverage requirements. Turf grasses may not be used within the street landscape border. See comment regarding oasis areas. Vegetative screening area may not be included in the 50% groundcover calculations. Revise and include calculations for groundcover.
b. All plant materials, including seed mixes, must be from
the approved plant list found in the Development
Standards (DS 9-06) and identified on the plans.
c. Add the sight visibility triangles to the landscape plan.
d. Existing landscaping may be used to satisfy these
requirements provided they meet all of the conditions as
stated above.
e. All existing and proposed landscaping must be shown
on the landscape plan. All plants must be identified as to their genus, species and quantity.

3. A 10' wide interior landscape border is required on the all sides of the property. The interior landscape borders must contain the following:
a. One 15 gal. tree must be provided within the border for every 33' of property line.
b. Dust control at a 2" depth. Turfgrasses may not be used within the landscape borders, except for recreation areas or
landscaped storm-water retention basins. See comment regarding oasis areas.

The 10' width may be altered if a PAAL or parking area
conflicts with the border, provided the required number of trees
are distributed evenly between the principal use and the property
line. A min. area of 34 S.F. with a minimum width of 4' is
provided for each tree.

4. Plants not listed on the drought tolerant plant list may only be used in oasis areas. The maximum site area where turfgrasses or other oasis plantings may be used for multifamily development is 5% of the total site area, or 100 square feet per dwelling, or eight percent of the required open space, whichever is greater. Please provide calculations for oasis areas.

5. Within a vehicular use area, one canopy tree is required for every 15 parking spaces provided or fraction thereof. A minimum of 50% of the required trees must be located within the vehicular use area. One tree must be located within the parking area.

1. If protected native plants do not exist on the site or will not be substantially impacted by development, please submit an application for an exception to the Native Plant Preservation requirements.
a. If protected native plants exist on site but will not be impacted by development, please locate and identify the protected plants on the site, landscape and grading plans. Plants should be identified as to their genus, species and size and notes must be added stating that these plants will be preserved in place and fenced for protection prior to any land disturbance activity.

2. If protected native plants do exist on the site, please have a plant professional provide all data required for the NPPO. These requirements shall be submitted by one of the following methods.
a. Plant Inventory Methodology - Submit all requirements for this method, including but not limited to: a Native Plant Inventory per DS Sec. 2-15.3.1, an Analysis and Objectives Statement per DS Sec. 2-15.3.3 and a Plant Preservation and Salvage Plan per DS 2-15.3.4.
b. Plant Appraisal Methodology - Submit all requirements for this method including but not limited to, a Plant Appraisal per LUC Sec. 3.8.6.3 based on a Native Plant Inventory for each plant to be removed from the site per DS 2-15.3.1.
c. Set Aside Methodology - Submit all requirements for this method including but not limited to, an Environmental Resource Report per LUC Sec. 3.8.6.4 and DS 1-07.
d. Combined Methodologies - Submit all requirements for this method as stated in the LUC Sec 3.8.6.5 and the related DS Sections.
