Martin Avenue T00CM04736 The site plan for the subject development, received on November 16, 2000, has been reviewed by the Engineering Section and is not acceptable for approval. The following comments are offered: 1. The proposed new development lies within a FEMA zone AE, Wilson Wash, per FIRM panel 1639, effective date February 8, 1999. A hydrology report will be required, prepared in accordance with the Standards Manual for Drainage Design and Floodplain Management in Tucson, Arizona (July, 1998). At a minimum, the report should address the information identified in paragraph 2.3.1.4 of the Standards Manual. The report should also establish appropriate finished floor elevations for all proposed structures and provide a description and analysis for any proposed hydraulic structures. (Standards Manual paragraph 2.2) 2. The owner/developer will be required to obtain a floodplain use permit from the Floodplain Section of the Transportation Department/Engineering Division prior to site plan approval. 3. The site plan shows only the near side sight visibility triangles (SVT's) for the existing curb location. The plan should show and annotate the far side as well as the near side SVT's for both the existing and future curb locations. The SVT's should be shown for the intersection of Martin Avenue and Fort Lowell Road as well as for all ingress/egress locations to the site. (Development Standard 2-02.2.1.A.10) 4. The width of the east driveway should be labeled. (Dev. Std. 2-02.2.1.A.11) 5. The limits of the FEMA 100-year floodplain and water surface elevations should be shown on the site plan. (Dev. Std. 2-02.2.1.A.15) 6. Any estimated cut and/or fill quantities should be shown on the site plan. (Dev. Std. 2-02.2.1.A.17) 7. The future right-of-way width for Fort Lowell Road is shown as 100-feet on the MS&R maps. The site plan should show the future ½ right-of-way for Fort Lowell Road as 50-feet. (Dev. Std. 2-02.2.1.A.19) 8. The dimensions from the street monument lines to the existing and future curb should be shown on the site plan. (Dev. Std. 2-02.2.1.A.21) 9. The bench mark used for vertical information based on City of Tucson datum, including city field book and page number, should be provided on the site plan, sheet A-1.4. (Dev. Std. 2-02.2.1.A.23) 10. Detail 10 on sheet A-1.5 should include a note stating that proposed refuse container enclosure shall be constructed in accordance with the minimum standards of Development Standard 6-01.
