Main Avenue T00CM04582 The site plan for the subject development, received on October 20, 2000, has been reviewed by the Engineering Section and is not acceptable for approval. The following comments are offered: 1. It should be noted that the proposed new paving in the public alley, as well as any other work in public right-of-way, will require a separate permit. In addition, a cross-section of the proposed new alley paving should be provided on the site plan. (Development Standard 2-02.2.1.A.11) 2. The limits of the 100-year floodplain and water surface elevations for the regulatory flow in Second Street, as identified in the drainage statement for this project should be shown on the site plan. (Dev. Std. 2-02.2.1.A.15) 3. The proposed finished floor elevation should be revised in accordance with the drainage statement revisions. (Dev. Std. 2-02.2.1.A.16) 4. Estimated cut and fill quantities should be shown on the site plan. (Dev. Std. 2-02.2.1.A.17) 5. The right-of-way for Second Street should be dimensioned. (Dev. Std. 2-02.2.1.A.19) 6. The existing curb along Second Street should be dimensioned from the street monument line. (Dev. Std. 2-02.2.1.A.21) 7. The bench mark used for vertical information based on City of Tucson datum, including city field book and page number, should be provided on sheet A2 of the site plan. (Dev. Std. 2-02.2.1.A.23) 8. The location of the refuse container as shown does not provide acceptable maneuvering access for collection in accordance with Development Standard 6-01. In addition, if the alley is to be utilized for collection maneuvering, the alley must have a minimum width of 20-feet. Also, a note should be shown on the site plan stating that proposed solid waste collection shall be in accordance with the minimum standards of Development Standard 6-01. (Dev. Std. 2-02.2.1.A.32) 9. Please add a note stating that landscaped areas are to be depressed 6-inches to maximize stormwater harvesting. (Land Use Code 3.7.4.5.B) The above comments should be addressed on the site plan.
