2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.3.7 – Provide Metes and Bounds legal descriptions for both proposed parcels with the next submittal.

2. COMMENT: 2-08.5.E – Provide the perimeter yard setbacks from the proposed property line to the existing house and to the accessory structure. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Residential Use to a Nonresidential Zone the required perimeter yard setback is 10’ or ¾ (H) = Height of the proposed exterior building wall, greater of the two. Also, provide the heights of the exterior walls for both structures so that setbacks can be verified. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

3. COMMENT: 2-08.5.H – Demonstrate how legal access will be provided to both parcels. If alley access is proposed demonstrate how the requirements of UDC Article 7.4.6.K.A2 are met. If access for Parcel A will be provided from the alley some type of easement is required.

4. COMMENT: - As this is not plat remove the references to DIDICATION, APPROVAL, ASSURANCES, etc. from the plan.

05/26/2022 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Each occupiable building shall have an independent connection to the public sewer. Show how access to the public sewer will be provided for parcel B. Reference: Section 701.3, IPC 2018.
2. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. Show how parcel B will be provided with a water meter. Reference: Tucson Water Remote Meter Policy, Number IV-B.08, dated 07/14/2009.
