COMMENT: 2-08.5.E – Per UDC Article 6.6.1.A an accessory structure, “METAL CARPORT” shown on Parcel 2, is not allowed on a residential parcel by its self, there must be a principal dwelling unit on Parcel 2 for this structure to remain. A Demo permit is required prior to approval of this land split. 2. COMMENT: 2-08.5.G – Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, the minimum lot size for a R-1 lot is 7,000 SF. At a minimum a Board of Adjustment for Variance will be required to reduce the lot size to 5,201 SF. Most liking a rezoning will be required.
