2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.5.B – The distance, 41.03’, shown on the plan for the south property line of Lot 2 does not match the distance, 48.53 shown in the legal description.

2. COMMENT: 2-08.5.D – For the Exclusive Parking Ease it does not appear that the distance for the north distance, 38.53 is correct.

3. COMMENT: 2-08.5.F – Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the height of the building walls on Lot 1 along the east property line so that Zoning can verify perimeter yard setback requirements. Based on the setbacks shown the required perimeter yard setbacks, is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A) the proposed land split reduces the required setback below the minimum of 6’-0” a Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
