2-08.2.0 CONTENT REQUIREMENTS
1. This comment stands, any division of this property will require a plat. COMMENT: 2-08.2.0 – The proposed land split exceeds the number of allowed splits for a parcel that was created via a final plat. Per UDC Article 11.4.20 definition of a Subdivision, C. Any property whose boundaries are fixed by a recorded plat, which is divided into more than two parts. To divide this parcel into two will require a block plat. The land split as depicted on the plans and legal descriptions show the creation of 3 parcel which exceeds the allowed 2 as stated above. A Minor Subdivision, meeting the requirements of AM 2-07, will be required to create the proposed three (3) parcels.

09/12/2022 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. Show how the two lots will be connected to the municipal water system. Reference: Tucson Water Remote Meter Policy, Number IV-B.08, dated 07/14/2009.
2. If the two existing buildings share an existing sewer connection and will continue to do so, provide a recorded Joint Sewer Use Agreement, or show how the two parcels will be independently connected to the public sewer.
