02/16/2022 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | Clarify how parcels 1 and 2 will have access to water service. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. Reference: Tucson Water Remote Meter Policy, Number IV-B.08, dated 07/14/2009. |
02/25/2022 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Reqs Change | Email from: Jeremiah.Jenkins@TucsonAz.gov To: CDRC Fri 2/25/2022 11:12 AM Tucson Water does not approve of the split. The current parcel is considered land locked and has no property frontage to a water main. 15' of real property frontage to a water main is required for service. Or a Public Utility Easement granted and a public main extension is brought onto the property across 2610 S Mission Rd, across proposed parcel 1, and then 15' into proposed parcel 2. 02/28/2022 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 2604 S Mission Rd S22-006 Land Split (1st Review) TRANSMITTAL DATE: February 28, 2022 SECTION 2-08.0.0: LAND SPLIT 2-08.2.0 CONTENT REQUIREMENTS 1. COMMENT: 2-08.2.0 – The proposed land split exceeds the number of allowed splits for a parcel that was created via a final plat. Per UDC Article 11.4.20 definition of a Subdivision, A. Any property whose boundaries are not fixed by a recorded plat which is divided into four or more lots , tracts, or parcels of land. The existing parcel, 119-21-002 has already been divided into at least 3 parcels and the proposed division of 119-21-002B constitutes the 4th split of the original parcel and a final plat is required. The final plat is required to meet the requirements of AM 2-07. If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin@tucsonaz.gov |
