COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


01. COMMENT: This site is not eligible for a lot split process but is eligible for a minor subdivision or a block plat to divide the parcel (see UDC 8.4.1 and 8.4.3) . A lot cannot be split more than once since it has been platted (see definition of Land Split in UDC 11.4.13) and must go through an alternative process to accomplish this proposal.

02. COMMENT: A pre-submittal meeting is required for the minor subdivision or block plat process. In the pre-application meeting, applicants have the opportunity to discuss their project with various City reviewers. 03. COMMENT: Tucson Water requires 15' of street frontage per new lot which cannot be satisfied with an easement. Demonstrate the existing structures will comply with the required minimum setbacks with the new parcel line to accommodate this Tucson Water requirement.
