This comment was not addressed correctly. Based on a total lot coverage of 5127.8, as shown on the plan and the proposed lot size of 6,721.5 the propose lot coverage for Parcel 1 only is 76.3%. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone the maximum lot coverage allowed is 70%, a Board of Adjustment for Variance will be needed it the total lot coverage shown on the plan is correct. Board of Adjustment application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf, and is a separate submittal from the land split and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the submission type “Zoning Administration”.
