| 09/10/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 1620 S Santa Rita Ave S21-063 Land Split (1st Review) TRANSMITTAL DATE: September 10, 2021 SECTION 2-08.0.0: LAND SPLIT 2-08.5.0 CONTENT REQUIREMENTS 1. COMMENT: 2-08.5.G – Provide a lot coverage for proposed Parcel 1 only. 2. Per Unified Development Code (UDC) Article 6.4.5.C.1.a Within established areas , the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of 90 feet. Under the current lot configuration, the front street for setback purposes would be 27th and Santa Rita would be the side street. The proposed land split configuration now makes Santa Rita the front street for Parcel 1 as it has no other street frontage and the existing house does not meet front street perimeter yard requirements. A Design Development Options (DDO) for a reduces front street perimeter yard must be submitted and approved prior to approval of this land split. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin@tucsonaz.gov |
| 09/14/2021 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Show how parcel 2 will have access to water. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. Reference: Tucson Water Remote Meter Policy, Number IV-B.08, dated 07/14/2009. 2. The public sewer runs along 27th street. Provide a sewer easement for parcel 1 or otherwise show how parcel 1 will connect to the public sewer. |
