New hotel. Lots 12-A and 12-B, 1st submittal, Received August 20, 2021 Thank you for the opportunity to comment on S21-058 Final Plat - My Place at the Landing. New hotel. Lots 12-A and 12-B, 1st submittal, a development package application for a 2.26 acre site, which is located northwest of the intersection of West Irvington Road and Interstate 19. The property is zoned Planned Area Development 29 (PAD-29) and the project would support the development of a new hotel use. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. This project area is contained within a previously approved development package, DP16-0044. DP16-0044 identified the condition, Condition 30 – in the General Notes, to record the TAA approved Avigation Easement. The TAA reviewed the recorded Avigation Easement document and discovered that the legal description omitted the property west of S Calle Santa Cruz, which presently are identified to contain Lots 9-12. I have included a copy of the recorded Avigation Easement associated with DP16-0044. The Tucson Airport Authority conditionally approves the subject request contingent upon the following conditions of approval, as noted below. Conditions of approval #1 shall be included in the revised development package plan set. Conditions of approval #2 can be omitted from revised development package plan set if the applicant satisfies this condition before the 2nd submittal of this project. Conditions of approval: 1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. The project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin for the proposed project unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Any cranes which are used must also be identified with Form 7460. Please file Form 7460 at https://oeaaa.faa.gov/oeaaa/external/portal.jsp” 2. “Provide the Tucson Airport Authority with a copy of the recorded Avigation Easement document which includes the property that is missing from the Avigation Easement which was recorded on September 21st, 2016 under Pima County Recorder Sequence 20162650654, to comply with Condition 30 of DP16-0044.” Please do not hesitate to contact me if you have any questions or concerns regarding this comment letter.
