08/16/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The parcel being divided is currently served by a single 5/8-inch water meter; a second water meter will be required once the parcel is split. Parcels that want a meter must have at least 15-feet of frontage on a water main. This land must be part of the property, not an easement.
2. The two manufactured homes share a common building sewer and HCS. To maintain this arrangement, a recorded joint sewer agreement will be required.

Land Split (1st Review)

TRANSMITTAL DATE: August 17, 2021

SECTION 2-08.0.0: LAND SPLIT

2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.2.0 – The proposed land split exceeds the number of allowed splits for a parcel that was created via a final plat. Per UDC Article 11.4.20 definition of a Subdivision, C. Any property whose boundaries are fixed by a recorded plat, which is divided into more than two parts. To divide this parcel into two will require a minor subdivision.

Tucson Water does not approve of the split. Lot 2 will have no property frontage to a water main. 15' of real property frontage to a water main is required. Or a 15' Public Utility Easement will need to be granted across Lot 1 for a public water main to be brought to Lot 2 so service can be established.
