Thank you for the opportunity to comment on S21-040, La Estancia, Block Plat; 1st Submittal, a
development package application for a block plat of a 77 acre site, located southeast of the
intersection of East Camino Boleadoras and South Wilmot Road. The property is zoned
Planned Area Development 7 (PAD-7) and this project proposes to develop a single family
residential development.

This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority is satisfied with the 1st submittal of this project and has no additional comments to provide.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.
2-07.5.0 CONTENT REQUIREMENTS
2-07.5.1 General
1. COMMENT: 2-07.5.1.H - The subdivision case number, S21-040, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2. COMMENT: General Note 7 references “LD” as the land use for this area of the PAD but per PAD-7 Exhibit II: Land Use Plan this area of the PAD should be listed as MDR, MHDR and RFC.

Tucson Electric Power Co. (TEP) has reviewed and has no objection to La Estancia, Block Plat, S21-040, submitted on June 24th, 2021.

Please call the New Construction Department at 520-918-8300 to apply for service. Submit a final set of approved plans including electrical load and offsite improvement plans to determine how TEP will serve this development. If easements are required, they will be obtained by separate instrument. Removal or relocation of existing TEP facilities will be at the Developer’s expense.
