COMMENT: As you are now proposing to split this parcel into 3 parcel it will require a minor subdivision, see definition of a subdivision UDC Article 11.4.20 Subdivision C. Any property whose boundaries are fixed by a recorded plat, which is divided into more than two parts. To accomplish what is currently proposed a final plat meeting the requirements of Administrative Manual 2-07 will need to be submitted and approved. 2. This comment was not addressed. Based on the most recent aerial photo there is some type of structure located northeast of the existing residence, This structure appears to located on proposed parcel 1 and per UDC Article 6.6.2.B an accessory structure is not allowed on a parcel that does not have a principal building. This structure will need to be demolished prior to approval of this land split. Provide photos that clearly demonstrate that this structure has be demolished.
