WATER SUPPLY
Tucson Water will provide water service to this project based on the subject zoning of the above parcels. Tucson
Water has an assured water supply (AWS) designated from the State of Arizona Department of Water Resources
(ADWR). An AWS designation means Tucson Water has met the criteria established by ADWR for
demonstration of a 100-year water supply - it does not mean that water service is currently available to the subject
project.

WATER SERVICE
The approval of water meter applications is subject to the current availability of water service at the time an
application is received. The developer shall be required to submit a water master plan identifying, but not limited
to: 1) Water Use; 2) Fire Flow Requirements; 3) Offsite/Onsite Water Facilities; 4) Loops and Proposed
Connection Points to Existing Water System; and 5) Easements/Common Areas.

Any specific area plan fees, protected main/facility fees and/or other needed facilities' cost, are to be paid by the
developer. If the existing water system is not capable of meeting the requirements of the proposed development,
the developer shall be financially responsible for modifying or enhancing the existing water system to meet those
needs. This letter shall be null and void two years from the date of issuance.

Issuance of this letter is not to be construed as agency approval of a water plan or as containing construction review comments relative to conflicts with existing water lines and the proposed development.

If there is no public sewer onsite or easements as Laith stated then there is no requirement for Pima County to review
the project at this time.

When the new building is developed we will require submittal of that development plan or utility plan so we can verify
there is no negative impact to the public sewer system. Also Gerry will process the wastewater utility fee for the
building as well as the type III request.

The above referenced project has been conditionally-approved by the City Development Review Committee (CDRC) to prepare for Mayor & Council approval. Please submit five (5) weeks in advance to the next available Mayor & Council meeting, June 22, 2021. Please take the following actions and upload PDF scans of items listed. Once Engineering approves folder in 'Final Plat Package' workflow (5-10 day review), then hand deliver items to 3rd floor lobby drop box for us to obtain City staff's signatures:

1. Address Zoning’s review comments along with comment response letter.

2. Original set of executed and notarized (permanent, black ink only) Final Plat on double matte océ or photo mylar. Fill in blank for 'filed at the request of ____'. Leave Date and Time blank.

3. Title report current within the last thirty (30) days or statement from Title Company certifying the title report previously submitted is still valid.

4. Check or money order made payable to “Pima County Recorder” in the amount of: $24.00 for the first plat sheet and $20.00 for each additional plat sheet (in other words: $20 per plat sheet plus a flat $4.00 handling fee), along with flat $30.00 fee per document for Consent to Dedicate and CC&R (if applicable). The City pays to record the Assurance Agreement. If you are unsure of the fees, please call the County Recorder’s Office at 520-740-4350. Check must be pre-printed with name and address and dated within 45 days of the scheduled Mayor & Council meeting.

5. Original set of executed and notarized CC&R (if applicable).

6. Original set of executed and notarized Assurance Agreement (if applicable). For Third Party Land Trust, provide original Agreement to Construct, original Amendment to Trust, and copy of Trust Agreement.

7. Property owner(s) and consultant mailing addresses to receive notification from the City Clerk’s Office one (1) week prior to and following Mayor & Council meeting.

The Final Plat, CC&R, and Assurance Agreement must be approved at the same Mayor & Council meeting. The City Development Review Committee ensures the Assurance Agreement is reviewed by the City Attorney’s Office prior to the Mayor & Council meeting. The recorded CC&R will be mailed to the address on the cover sheet. The City Clerk’s Office keeps the recorded Final Plat and Assurance Agreement.
