01/25/2021 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Approved 01/25/21 Once lot split has been completed, and if in the future a new owner is established other than the church for 402 W Medina Rd it will require a new water meter to be installed. If sold it will have to be separated from its existing shared meter as they would now be separate parcels with different owners.

PROJECT: S21-003
Lot Split (1st Review)
402 W Medina Rd – R-1 zone

TRANSMITTAL DATE: January 28, 2021

1. The proposed land split does not need review by the City of Tucson. The land split does not meet City of Tucson definition “Lot split has the same meaning as “land split” as defined in A.R.S. §9-463(3), that is, the division of improved or unimproved land for the purpose of sale or lease, which is not defined as a subdivision , whose area is two and one-half acres or less in size, into two tracts or parcels if previously platted, or, three tracts or parcels of land or less if not previously platted.” The proposed lot size excludes it from review.
2. Please proceed directly to Pima County Recorder for recordation of your proposed land split. Further review by the City on this proposal is not needed.

If you have any questions about this transmittal, please contact me at Elisa.Hamblin@tucsonaz.gov.
