The land split has been reviewed by the Zoning Review Section for minimal compliance with the Administrative Manual Section 2-08 & Unified Development Code Article 8.3.1. It has been determined that by definition the proposed land split constitutes a subdivision therefore cannot be processed as a land split. As this parcel has floor plain Zone AH a tentative plan final plat will be required to divide this parcel.

2. The UDC doesn't allow the use of the minor subdivision process when the property is within a floodplain (UDC 8.4.3.B.6 The City Attorney has instructed us to apply this if any part of the affected parcel is within the floodplain.
3. The UDC doesn't allow the use of the minor subdivision process if the site has requirements or affected by a WASH ordinance watercourse (UDC 8.4.3.B.8.)
4. The boundaries of the FEMA flood hazard areas are adopted by reference by the Tucson Floodplain Regulations Sec. 26-1.3 and the boundaries on the FIRM apply until revised by a Letter of Map Change.
