The part of the structure inside the three foot fire separation distance requires walls and roof with a one hour fire rating, R302.1. Furthermore, roof over-hangs may not be closer than two feet from the property line.

Notate the setback distance from the proposed property line to the building wall and roof overhang on the plan.

Apply for a building permit if altering the existing building for upgrading the fire rating or removing the overhang.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.


1. Provide a supplemental residential plot plan for lot 10 that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
Once the plot plan is provided it does not appear that the existing residence will meet perimeter yard setbacks to the proposed property line. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES the required perimeter yard setback to the north property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall. It appears that a Design Development Option (DDO) will be required.

2. Based on current a aerial photos it appears that there is a storage container located on the north parcel. This container will need to be removed prior to approval of the Land Split.
