COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. Lot 2 legal description 7th "THENCE" the distance shown is 65.01 and on the map it shows 60.01, which is correct.

2. Remove all proposed development from the site plan as the proposed will be reviewed under a separate permit.

3. There is a "PORCH FOR 2 CARS" shown on lot #1, this structure has not been permitted and will require a Board of Adjustment for Variance as:
a. Detached accessor structures are not allowed in the front yard, see UDC Article 6.6.3.B
b. Front street perimeter yard setback is not met, see UDC Article 6.4.5.C.1.a
c. Side yard perimeter yard setback is not met, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, Res Use to Res. Zone
This Variance must be approved prior to approval of the land split
