Thank you for the opportunity to comment on S20-024, La Estancia, Phase 2, Parcel 3, Lots 1-83; 1st Submittal, a development package application of a Final Plat for an approximately 20.345 acre site, located southwest of the intersection of South Kolb Road and East Camino
Boleadoras. The property is zoned Planned Area Development 7 (PAD-7), with the proposed
development being a single family residential development.
This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority is satisfied with the 1st submittal of this project and has no additional comments to provide.

2-07.5.0 CONTENT REQUIREMENTS

5.1 General

2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

1. COMMENT: Provide the subdivision case number, S20-024, and the PAD rezoning case number, C15-95-SP-7, adjacent to the title block on all sheets.

2-07.5.2 General Notes
The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information.

2-07.5.2.D If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance."

2. COMMENT: Add the rezoning case number, C15-95-SP-7, to General Note 8.

2-07.5.6 Protective Covenants

4) Please clarify if any additional drainage basins or drainage areas are needed as part of the development of this subdivision. The assurance agreement requires that the necessary infrastructure for this subdivision be constructed. The Tentative Plat shows drainage basins associated with this subdivision. Provide a copy of any development agreements that ensure that these features will be constructed as part of the assurance agreement. The list of improvements in the assurance agreement needs to state that the construction of these non-platted improvements is required

Show the limits of the 100-year floodprone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more; E. Show required setbacks, such as erosion hazard, drainage, etc. This appears to apply to CA "D3"
9) Per COT AM Section 2-07.5.4. G. Corner lots may be designated with a star symbol indicating which street will be used for access. Use of this designation may limit design options for access. In instances where the city, for safety reasons, limits accessibility, a one-foot no-access easement will be required;
