COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. General Comment: This final plat is related to the tentative plat DP19-0313. The final plat cannot be approved until the DP has been issued. Please ensure any remaining corrections on the DP do not change the final plat without adequately documenting on a future submittal.
2. 2-07.5.1.A.4. – On the project location map on sheet 1 include the subdivisions within the map area.
3. 2-07.5.1.F. – Relocate the north arrow on each sheet to the upper right corner with the scale of the drawing beneath the arrow.
4. 2-07.5.1.H. – The DP20-0313 subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. As the property is subject to a rezoning case, the C9-99-SP-7 rezoning case number is to be noted also. The assigned final plat number of S20-019 must be noted also.
5. 2-07.5.2.D. – As the property is subject to conditions of rezoning, correct General Note 8 to read: “This plat is subject to the conditions of rezoning case number C9-99-SP-7, unless superseded by a subsequent rezoning ordinance.”
6. 2-07.5.2.E. – If subject to floodplain requirements, add the following note: “Prior to issuance of any building permit, a Flood Plain Use Permit is required for Lots ____.”
7. 2-07.5.2.J. – If applicable, add the following note: “This subdivision is subject to Ordinance No. 8655 which established zoning in the Wilmot/I-10 Annexation Area.”
8. 2-07.5.3.B.1. – Amend the Certification of Title paragraph to add a comma after “undersigned”.
9. 2-07.5.3.B.2.b. – Correct paragraph 2 under the Dedication to read exactly: “We hereby grant to the public and all utility companies all easements as shown hereon for the purposes of access for installation and maintenance of public sewers and utilities and other uses as designated by this plat.”
10. 2-07.5.3.B.3. – Correct paragraph 4 under the Dedication to read exactly: “We, the undersigned, do hereby hold harmless the City of Tucson, its successors and assigns, their employees, officers, and agents from any and all claims for damages related to the use of the property depicted on this plat now and in the future by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.”
11. 2-07.5.3.E. – Correct the Assurances block to remove the ‘s’ at the end of “performance”.
12. 2-07.5.4.A. – Indicate dedication notation for vehicle no access easement and public utility easement in various locations and on multiple sheets.
13. 2-07.5.4.A. – Clarify 10’ public utility easement at the north end of S Vuelta De Ocho Rios is in the correct location as it is currently indicated on the ROW instead of adjacent to the ROW (see sheet 8).
14. 2-07.5.4.B. – Identify each block or lot within the subdivision boundary by number, and include the square footage of each. Lots 53, 72 and 73 on Sheet 5 are missing the lot number.
15. 2-07.5.4.G – Corner lots may be designated with a star symbol indicating which street will be used for access. Use of this designation may limit design options for access. In instances where the city, for safety reasons, limits accessibility, a one-foot no-access easement will be required;

Thank you for the opportunity to comment on S20-019, La Estancia, Phase 2, parcel 1, Lots 1-193; 1st Submittal, a development package application of a Final Plat for an approximately 42.95 acre site, located southwest of the intersection of South Kolb Road and East Camino
Boleadoras. The property is zoned Planned Area Development 7 (PAD-7), with the proposed development being a single family residential development.

This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority is satisfied with the 1st submittal of this project and has no additional comments to provide.
