COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. COMMENT: The drawing showing the proposed land split shall be eleven inches by 17 inches or larger; currently the sheet measures at eight-and-a-half by eleven inches.

2. COMMENT: The drawing showing the proposed land split should be drawn to scale no less than one inch equals 20 feet.

3. COMMENT: The drawing showing the proposed land split shall include the boundaries of the original parcel or lot prior to the land split with distance and bearings labeled.

4. COMMENT: If applicable, include all proposed easements on and surrounding the property.

5. COMMENT: Please include the dimensions of any existing structures and buildings, including height of the buildings in order to verify the 6-foot setback to the west of parcel 10714302G is UDC compliant.

6. COMMENT: For documentation purposes only, include the structure (porch) south of the residence.

7. COMMENT: Include the lot coverage calculation for parcel 10714302G (2425 N Fontana Ave). Include vehicular use area in the lot coverage calculation on the southeast portion of the subject property.
