The land split, has been reviewed by the Zoning Review Section for minimal compliance with the Administrative Manual Section 2-08. It has been determined that the submitted plans do not provide sufficient information to complete a plan review. The following items need to be addressed prior to re-submittal.

A plot plan meeting the minimum requirements will be required for the proposed parcel with the existing residence. This plot plan must demonstrate that all dimensional standards for a single family residence in the R-2 zone are met including but not limited to, lot coverage, perimeter yard setbacks, etc. Residential plot plan requirements can be found at https://www.tucsonaz.gov/pdsd/all-application-forms-submittal-requirements.
Follow up Comment: The plan does not meet setback requirements per UDC Table 6.3-2.A. A DDO will be required (find application at https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf). The required setback is 6' or 2/3 the wall height. Provide building elevations on next submittal so wall height can be confirmed.


The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
