TRANSMITTAL DATE: December 20, 2019

The land split, has been reviewed by the Zoning Review Section for minimal compliance with the Administrative Manual Section 2-08. It has been determined that the submitted plans do not provide sufficient information to complete a plan review. The following items need to be addressed prior to re-submittal.

1. Provide a plan with site boundary perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot.

2. The drawing shall be drawn to an engineering scale no less than one inch equals 20 feet.

3. Provide metes and bounds legal descripts for both proposed parcels.

4. A plot plan meeting the minimum requirements will be required for the proposed parcel with the existing residence. This plot plan must demonstrate that all dimensional standards for a single family residence in the R-2 zone are met including but not limited to, lot coverage, perimeter yard setbacks, etc. Residential plot plan requirements can be found at https://www.tucsonaz.gov/pdsd/all-application-forms-submittal-requirements. It appears that a Design Development Options may be required to approve the land split.

5. For the parcel with the proposed duplex as permit for the duplex has not be started this parcel should be shown vacant. All applicable dimensional standards, i.e. perimeter yard setbacks will be addressed at the time of building permit review.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

12/20/2019 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Reqs Change Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the carport roof overhang on the existing dwelling.

Exterior walls of the proposed duplex with a fire separation distance less than 3-foot will require not less than one-hour fire-resistive construction. It will require compliance with R302.1 (City of Tucson Amended) with a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
