| 12/17/2019 | SAMUEL ROGERS | ZONING | REVIEW | Reqs Change | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: David Jellen PDSD Zoning Review Section PROJECT: S19-087 Land Split (1st Review) 5850 S. Park Ave - R-2 Zoning TRANSMITTAL DATE: December 17, 2019 DUE DATE: December 18, 2019 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 01. COMMENT: Revise the parking calculation for the required number of parking spaces for Parcel 1 and 2 to 4.25 spaces. The 5 spaces that are being provided for parking on Parcel 2 will require compliance with commercial parking standards or provide only the 4 required parking spaces. 02. COMMENT: Label the building height for each building on Parcel 1 and 2 within the footprint of the building on sheets 2 and 3. 03. COMMENT: Include building elevation drawings and building floor plans for the proposed buildings in order to verify the proposed building height and number of bedrooms for each unit. 04. COMMENT: The future plan for right-of-way expansion for Park Avenue is to make it 120'. Currently, Park Avenue is at 80' and will encroach another 20' into the front setback of the lot. Design the development on Parcel 1 to comply with the future right-of-way expansion. 05. COMMENT: Lot split information has been reviewed by Zoning and is in compliance with the requirements. Zoning cannot approve the lot split for recording until the supplemental site plan sheets have been corrected to address comments 1 through 4. ***For additional information on the any standard presented in this memo, please refer to the City of Tucson "Unified Development Code" - Administrative Manual Section 2-08 or Technical Standards noted in the comments. https://www.tucsonaz.gov/pdsd/all-codes-plans-determinations If you have any questions about this transmittal, Contact David Jellen at (520) 837-4082 or by email David.Jellen@tucsonaz.gov or contact Steve Shields at (520) 837-4956 or email Steve.Shields@tucsonaz.gov RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised final plat. |

| 12/23/2019 | JOHN VAN WINKLE | ENGINEERING | REVIEW | Reqs Change | S19-087 1) Remove sheets 2 and 3 from the supplied package. Also remove any reference to any proposed site plan. This review is only for a proposed lot split. A proposed site plan review is not being conducted at this time 2) Sheet 1, identify the lots being created as "Lot 1 "and "Lot 2" to match the title of the supplied legal descriptions. Currently they are identified as "Proposed Parcel 1" and Proposed Parcel 2" 3) At the bottom of both Lot legal descriptions "Lot 1" is identified as Lot "15-A" and "Lot 2" is identified as "Lot 15-B". Update both legal descriptions so that they only refer to "Lot 1" and "Lot 2" 4) The end of Paragraph 9 (sentence 9) of the legal description for Lot 1 says "….. said point being 10.00 feet West of the Northeast corner of said lot 15" It's not clear why this description indicates the point being 10.00 feet west of the northeast corner of lot 15. Is this intended to say 10.00 feet west of the S Park Av ROW? John Van Winkle, P.E. John.VanWinkle@tucsonaz.gov 520-837-5007 |
