PROJECT: 1029 S. 7TH AVENUE, LAND SPLIT
Land Split (2nd Review)
S19-068

TRANSMITTAL DATE: May 13, 2020

The land split plans and documents have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

Previous comment 3. Show the setback of the existing buildings and structures as noted by the standard above. Based on the provided plan it does not appear that the existing structure will meet perimeter yard setback requirements. Per Unified Development Code (UDC) Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES the required perimeter yard setback is 6'-0" or 2/3 Height of the proposed exterior building wall. Based on the location of the proposed lot line the shed does not meet the required 6'-0" setback required to the property line to the north of the she. As the owner of both proposed parcels you have the option to grant a perimeter yard setback waiver. For the waiver you must provide the following statement on the plan and sign an date it:
"My Name is __________________and I am the owner of the property located at . I have reviewed the site plan and I have no objection to structure being located or constructed 5.6' from the property line as depicted on the site plan.

Previous comment 4. Provide the information noted by the standard above. (FAR, Lot Coverage). Provide a lot coverage calculation on the plan for both parcels. You can view the lot coverage calculation requirements at the following web site.
