COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. 2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.


2-07.5.0 CONTENT REQUIREMENTS

5.1 General


2-07.5.1.H - The Subdivision Case number assigned to the final plat and the DP case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

1. COMMENT: Provide the subdivision case number, S19-063in the right hand corner of the plat next to the title block and also provide the DP case number assigned to the approved tentative plat as noted by the standard above.


2-07.5.2.B "The total number of lots is ____."

2. COMMENT: Revise note to state " The total number of lots is 9 with one common area "A""


2-07.5.6 Protective Covenants

Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:
2-07.5.6.A. Provide for maintenance of and liability for any proposed commonly-owned areas; and

3. COMMENT: Provide annexation sheet with a description of all proposed lots and common areas.

An AWS designation means Tucson Water has met the criteria established by ADWR for demonstration of a 100-year water supply - it does not mean that water service is currently available to the subject project.

WATER SERVICE
The approval of water meter applications is subject to the current availability of water service at the time an application is received. The developer shall be required to submit a water master plan identifying, but not limited to: 1) Water Use; 2) Fire Flow Requirements; 3) Offsite/Onsite Water Facilities; 4) Loops and Proposed Connection Points to Existing Water System; and 5) Easements/Common Areas.
Any specific area plan fees, protected main/facility fees and/or other needed facilities' cost, are to be paid by the developer. If the existing water system is not capable of meeting the requirements of the proposed development, the developer shall be financially responsible for modifying or enhancing the existing water system to meet those needs.

This letter shall be null and void two years from the date of issuance. Issuance of this letter is not to be construed as agency approval of a water plan or as containing construction review comments relative to conflicts with existing water lines and the proposed development.

The above referenced project has been conditionally-approved by the City Development Review Committee (CDRC) to prepare for Mayor & Council approval. Please submit five (5) weeks in advance to the next available Mayor & Council meeting, December 3, 2019. Please take the following actions and submit the following items at the permit counter:

1. Address Zoning, Engineering, and Addressing review comments along with comment response letter.

2. Original set of executed and notarized (permanent, black ink only) Final Plat on double matte océ or photo mylar. Fill in blank for 'filed at the request of ____'.

3. Title report current within the last thirty (30) days or statement from Title Company certifying the title report previously submitted is still valid.

4. Check or money order made payable to "Pima County Recorder" in the amount of: $20.00 per plat page plus a flat $4.00 handling fee, along with flat $30.00 fee per document for Consent to Dedicate and CC&R (if applicable). The City pays to record the Assurance Agreement. If you are unsure of the fees, please call the County Recorder's Office at 520-740-4350. Check must be pre-printed with name and address and dated within 45 days of the scheduled Mayor & Council meeting.

5. Original set of executed and notarized CC&R (if applicable).

6. Original set of executed and notarized Assurance Agreement (if applicable). For Third Party Land Trust, provide original Agreement to Construct, original Amendment to Trust, and copy of Trust Agreement.

7. Property owner(s) and consultant mailing addresses to receive notification one (1) week prior to and following the Mayor & Council meeting.

8. Upload a PDF scan of executed Plat, CC&R (if applicable), Assurance Agreement (if applicable), and title report to www.tucsonaz.gov/file-upload-pdsd.

The Final Plat, CC&R, and Assurance Agreement must be approved at the same Mayor & Council meeting. The City Development Review Committee ensures the Assurance Agreement is reviewed by the City Attorney's Office prior to the Mayor & Council meeting. The recorded CC&R will be mailed to the address on the cover sheet. The City Clerk's Office keeps the recorded Final Plat and Assurance Agreement. A copy of the recorded Final Plat and Assurance Agreement will be available on www.tucsonaz.gov/pro.
