07/29/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Clarify the lot boundaries.
2. Show how the current buildings are connected to the public sewer. If they are all connected to a common sewer connection, provide a joint sewer use agreement. If the lots are to have independent sewer connections, show how lot 2 will be able to install an independent connection to the public sewer.
3. Three water meters serve the present lot but after the lot split, the meter serving lot 1 will be remotely located. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. Reference: Tucson Water Remote Meter Policy, Number IV-B.08, dated 07/14/2009.

Land Split (1st Review)

TRANSMITTAL DATE: July 30, 2019

1. The land split plans and documents have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. As this parcel SUNLAND GARDENS AMENDED LOT 96 was created via a plat it only qualifies for a single split creating a total of two (2) parcels, see UDC Article 11.4.3 Definition of Land Split, Lot split has the same meaning as "land split" as defined in A.R.S. ยง9-463(3), that is, the division of improved or unimproved land for the purpose of sale or lease, which is not defined as a subdivision, whose area is two and one-half acres or less in size, into two tracts or parcels if previously platted. To create three parcels out of this parcel a minor subdivision would be required.

3. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 zoning allows for 15 units per acre. Based on 15 units per acre a duplex parcel requires 5,808 sq. ft. minimum. That said Lot 2 does not meet the minimum size.

4. Based on current aerial photos of this site there is some type of connection, patio between the guest house and the duplex and there is an accessory structure located on the proposed lot 3. These structures will need to be removed prior to completing the minor subdivision process.

5. This land split review cannot be approved.
