The land split plans and documents have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. Based on the provided plan it does not appear that the existing structure will meet perimeter yard setback requirements. Per Unified Development Code (UDC) Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES the required perimeter yard setback is 6'-0" or 2/3 Height of the proposed exterior building wall. As no building elevations were provided Zoning cannot provide the required UDC comments for the Design Development Option (DDO). Provide building elevation with the next submittal. Until the DDO is submitted and approved the Land Split cannot be approved. 3. Based on the most current aerial photos of this site there are accessory structures located on the proposed southern lot. Per UDC Article 6.6.2.B accessory structures shall only be built on a lot occupied by a principal building. Review of our permitting system does not show that demolition permits have been issued. 4. Until all other review agencies have approved the land split zoning cannot approve.
