This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 8.3.1. LAND SPLIT A. Purpose According to A.R.S. ยง9-463.01(T), the City may regulate a land split as defined in Section 11.4.13 within its jurisdictional limits. The state law gives the City authority to determine the division lines, area, and shapes of the parcels. Neither a tentative plat nor a final plat is required but the resulting tracts or parcels shall conform to applicable zoning requirements and other government codes and ordinances. The purpose of this section is to establish a review process for land splits. This review: Please address the following zoning comments and resubmit for review. 1. Comment: List the assigned Land Split case number S19-040 next to the title block of all plan sheets. List as reference the DP case number DP16-0206. 2. Comment : Originally when the DP was approved a determination was made to allow the development to move forward with a greater than 3 Acre max parcel for the personal storage use. However that determination was made based on the proposal at the time. Per UDC Use Specific Standards, C. Personal Storage 1. All storage shall be within enclosed buildings. 2. Access shall be from a collector or arterial street. 3. All walls or doors visible from adjacent streets and residential properties shall be surfaced with a non- reflective material. 4. The maximum permitted individual unit size is 200 square feet of floor area. 5. Razor or barbed wire shall not be used. 6. The facility's exterior facade visible from adjoining residential properties or street frontage shall be earth tone in color and of masonry, stucco, or similar materials. 7. The maximum permitted site area is three acres. The maximum allowed acreage for a personal storage use in the C-1 zone is 3 acres. Per the survey, Parcel "A" which is the parcel for the Personal Storage use is listed as 3.22 acres. Zoning cannot approve the land split as proposed. Technically the site would have to be rezoned to C-2. A consultation with the Zoning Administrator would be in order for any additional options with regard to the Maximum 3 Acre UDC 4.9.10.C.7 standard. 3. Comment: Revise the legal descriptions and survey drawing accordingly.
