The property is zoned Residence Zone 1 (R-1), with the proposed development being a single family home residential development. This site is within FAA Part 77 airspace. The Tucson Airport Authority conditionally approves the subject request contingent upon the following conditions of approval, as noted below. This condition shall be identified in the general notes of the revised development plan. Conditions of approval: 1. "According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. The project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Any cranes which are used must also be identified with Form 7460. Linderbrook Drive S19-039 - R-1 Zoning (FLD Residential Development) TRANSMITTAL DATE: July 10, 2019 DUE DATE: July 11, 2019 COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat. 2-07.5.1.H - The Subdivision Case number assigned to the final plat and the DP case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 1. COMMENT: List the PDSD assigned subdivision case number S19-039 in the lower right corner of al final plat sheets. 2-07.5.4.B. Identify each block or lot within the subdivision boundary by number, and include the square footage of each; 2. COMMENT: Clarify if the C5 curve data for the radius at the corner of the northwest corner common area along the northwest corner of lot 227 includes the information between the two points just south of the C5 curve data designation. The distance and bearing for the short line along the south side of common area next to lot 137 has not been labeled. Add the information as required. 2-07.5.4.H. Show no-vehicular access easements where applicable; 3. COMMENT: If applicable indicate the locations proposed with one-foot no access easements. 2-07.5.4.K. If the plat represents one phase of a multiphased project and access is provided through this phase to the future phases, indicate the access easements or public streets on this plat that will guarantee the access; and, 4.
