Grant Road S19-029 - C-1 Zoning Related to DP19-0079 TRANSMITTAL DATE: May 16, 2019 DUE DATE: May 14, 2019 COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). ***Address the following comments and resubmit for land split review. 1. COMMENT: Metes and Bounds legal descriptions must be included with a land split survey drawing. The drawing must be a survey drawing of the proposed land split with full distance and bearings describing the new lots and lot lines. The site plan can be the supplemental document that demonstrates compliance for the existing and proposed uses. 2. COMMENT: The drawing submitted for the Land Split is not a survey or sealed by a registered Surveyor. A separate development package has been submitted for review of the proposed Dutch Brothers development on the existing Applebee's Parcel as a single development with two Food Service uses. Zoning is requesting that the DP be revised to match the proposed land split and that the calculations be revised accordingly for each new lot. 3. COMMENT: Zoning will review the Land Split application on the next submittal to assure that the survey drawing matches the proposed development package documents and vice-versa. 4. COMMENT: As of this review Zoning finds that the Land Split application is incomplete and the required documents are not included in the package. 5. COMMENT: It was noted that the new property line along the west side of the existing building does not include a 10 foot separation nor is it clear whether or not the building is designed with the required fire rated construction. See the Structural Plans Reviewers comments for additional information on this item. 6. Assure that the document submitted for the Land Split is a Survey drawing and not a site plan. As noted above the DP package can be used as the supplemental drawing for verifying code compliance for zoning and engineering.
