Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. (1st Review) 751 N. Country Club Road - R-1 Zoning TRANSMITTAL DATE: March 28, 2019 DUE DATE: March 27, 2019 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 01. COMMENT: Zoning has done a review of the lot split application, survey and legal descriptions. Please address the following items and resubmit with any additional documentation necessary to assist in the review of the proposed lot split. 02. COMMENT: List the lot split case number S19-019 next to the title block of the survey sheet. 03. COMMENT: The use on the current lot is not a permitted use in the R-1 Zone. Prior to any approval of the lot split, a determination as to whether or not the use is considered legal nonconforming on this parcel must be determined by the PDSD Zoning Administrator Russlyn Wells. Additional review of the lot split proposal will depend on the Zoning Administrator's determination. 04. COMMENT: The carport structure drawn on the survey and extending into the new flag lot area will have to be removed or cut back to meet the minimum building setback requirements. 05. COMMENT: Parking spaces cannot be within the proposed flag lot extension that provides access to the rear of the new parcel. The north parking space will have to be removed. 06. COMMENT: It appears that the power pole along Country Club is in the middle of the proposed flag portion of the new parcel which does not provide for access. And easement over a portion of Parcel "A" of sufficient width will be required in order to provide the vehicle access to the western parcel. 07. COMMENT: In order to proceed to an approval of the lot split, the PDSD Zoning Administrator will have to review the documentation for the site and render a determination for the use on this site and whether or not the lot split can be processed without any variances. Please consult with Russlyn Wells PDSD Zoning Administrator at 837-4948. 08. COMMENT: Additional comments may be forthcoming on the next review of the lot split based on Zoning administrators determination and corrections made to the plan. In addition, a separate development plan may be required for the existing use office use that demonstrates compliance with the zoning administrator's letter and applicable UDC zoning and technical standards.
