This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. 2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.


2-07.5.0 CONTENT REQUIREMENTS


***The Tentative Plat DP18-0261 was signed by PDSD Staff on August 18, 2018. The plans are still in house at PDSD awaiting pickup. As of this date there is a remaining fee of $1158.77 that must be paid before the DP can be released to the applicant or contractor. The final plat will not be approved or released until the DP is issued.


1. COMMENT: Since this final plat has not been approved within the 2019 Year period, revise all 2019 dates to 2020 on the signature, Seq. and date lines for the Dedication, Approval, and Recording text blocks on cover sheet and the Sequence number on the lower and top right edges of the 3 final plat sheets.

Yes, you are correct since you are not proposing any public sewer infrastructure and there is not any existing public infrastructure or easements we would have to review to verify this project has no negative impact then there is no requirement for a preliminary sewer layout review.
We will review the private sewer under a separate cover through our delegation with PDEQ when the improvement plan is submitted. Also the Type III Capacity will be required then.

The above referenced project has been conditionally approved by the City Development Review Committee to prepare for Mayor & Council approval. Please submit five (5) weeks in advance to the next available Mayor & Council meeting, September 4, 2019. Please take the following actions and submit the following items at the quarantine box (Note, The final plat package delivery will be held in quarantine for 24 hours. The digital upload of these esxecuted documents will start the review and preparation for recording):

1. Address ZONING review comments along with comment response letter.

2. Original set of executed and notarized (permanent, black ink only) Final Plat on double matte océ or photo mylar.

3. Title report current within the last thirty (30) days or statement from Title Company certifying the title report previously submitted is still valid.

4. Check or money order made payable to "Pima County Recorder" in the amount of: $20.00 per plat page plus a flat $4.00 handling fee, along with flat $30.00 fee per document for Consent to Dedicate and CC&R (if applicable). The City pays to record the Assurance Agreement. If you are unsure of the fees, please call the County Recorder's Office at 520-740-4350. Check must be dated within 45 days of the scheduled Mayor & Council meeting.

5. Original set of executed and notarized CC&R (if applicable).

6. Original set of executed and notarized Assurance Agreement (if applicable). For Third Party Land Trust, provide original Agreement to Construct, original Amendment to Trust, and copy of Trust Agreement.

7. Property owner(s) and consultant mailing addresses to receive notification one (1) week prior to and following the Mayor & Council meeting.

8. Upload a PDF scan of executed Plat, CC&R (if applicable), Assurance Agreement (if applicable), and title report to www.tucsonaz.gov/file-upload-pdsd.

The Final Plat, CC&R, and Assurance Agreement must be approved at the same Mayor & Council meeting. The City Development Review Committee ensures the Assurance Agreement is reviewed by the City Attorney's Office prior to the Mayor & Council meeting. The recorded CC&R will be mailed to the address on the cover sheet. The City Clerk's Office keeps the recorded Final Plat and Assurance Agreement. A copy of the recorded Final Plat and Assurance Agreement will be available on www.tucsonaz.gov/pro.
