COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. 2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.

1. Follow Up to Previous Comment 3: The following case numbers were not listed; Co9-83-101 and DS18-18. List the two additional case numbers next tot eh title block of all sheets.

2-07.5.1.H - The Subdivision Case number assigned to the final plat and the DP case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

Previous Comment 3: List the subdivision case number S18-093 next to the title block of both sheets.
List all applicable reference case numbers next to the title block of all FP sheets, as listed on the DP.


2. Follow Up To Previous Comment 7: The CC&Rs cover sheet and sheet one should include the description of the proposed subdivision as noted in the title block: "East Place A Flexible Lot Development, Lots 1-28 & Common Area "A" (Private Streets, Parking and Public Utilities) and Common Area "B" (Open Space)"

Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:
2-07.5.6.A. Provide for maintenance of and liability for any proposed commonly-owned areas; and

Previous Comment 7: Submit a copy of the CC&R's for review.


3. COMMENT: A revised tentative plat is required prior to approval of the final plat. Due to the changes on the final plat the drawing changes and calculations will have to be revised on the DP. Contact Alexandra Hines for information on process and fees for a revised DP.

02/06/2019 LOREN MAKUS ENGINEERING REVIEW Approved AM 2-06.4.9.A requires "proposed lot lines with approximate distances and measurements." The change in dimensions for lots 13-18 is consistent with this standard. No required elements are affected by this change.

1 Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a flat $4.00 handling fee, along with Consent to Dedicate and CC&R fees if applicable. Consent to Dedicate and CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page. If the Consent to Dedicate is also a fixture filing, there is an additional $9.00 fee. If you are unsure of the fees, please call the County Recorders Office at 520-740-4350.

The Planning and Development Services Department makes sure the Assurances (if applicable) are reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5 weeks from the date submitted to the date scheduled for Mayor and Council approval.
