Revise the site drawing to include the location of the public sanitary sewer manholes, including the rim elevations of the upstream and downstream manholes along with the Pima County Wastewater Management Department (PCWMD) reference number. Reference: City of Tucson Administrative Manual, Section 2-06.4.8D and Section 107.2.1, IBC 2012.
2. Clarify how lots 5 and 6 connect to the public or private sewer systems. Reference: Section 701.2, IPC 2012.
3. Where the proposed finish floor elevation is less than 12 inches above the elevation of the next upstream manhole in the public sewer or private sewer collection system, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. 2-07.5.1.A.4. - The location map on sheet 1 should have the subject property approximately centered within the map. The map does not need to indicate every parcel, but should include subdivisions.
2. 2-07.5.1.E. - The title block must include the legal description of the subject parcel and if the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision.
3. 2-07.5.1.G. - Line weights will reflect the nature of the line, e.g., right-of-way lines must be more prominent than lot lines or easements and drainageways must be shown in heavy solid lines except at street crossings.
4. 2-07.5.1.H. - The subdivision case number (S18-084) must be placed in the lower right corner of the plat next to the title block.
5. 2-07.5.2.J. - Add the following general note: "This subdivision is subject to Ordinance No. 939 which established zoning in the East Broadway Annexation Area."
6. 2-07.5.3.E. - Assurances. The following ASSURANCE block must be placed on the plat's first sheet.
ASSURANCES
"This is to certify that all improvements, such as streets, sidewalks, sewers, water and utility installation, drainage and flood control facilities, and monuments, required by the City of Tucson have been completed or the future completion of such improvements has been assured by a land trust financial assurance agreement, the posting of performance bonds, an escrow account, letter of credit, or other security as the City of Tucson deems necessary and proper. In the event that any such assurance expires, lapses or is otherwise inadequate to assure the completion of assurable infrastructure, the city may suspend the issuance of building permits or certificates of occupancy."

10. General comment - A supplementary site plan was submitted with this Minor Subdivision. As a courtesy, please be aware that several features do not meet development standards. Detached accessory structures are not permitted in the street perimeter yard as illustrated on Lot 6. The perimeter yard setbacks are 6' or 2/3 the height whichever is greater. The proposed 12' height would require a setback of 8'.

3. The title report lists an easement for telephone and telegraph lines and appurtenant facilities. Show the easement on the plat.
4. In the response letter describe the assurances mechanism for the subdivision. If necessary, add the applicable notes to the plat.
