Bellevue Street Final Plat (1st Review) - Minor Subdivision S18-077 - R-2 Zoning TRANSMITTAL DATE: September 6, 2018 DUE DATE: September 21, 2018 COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. Directive, 5/14/2013) 2-07.3.0 SUBMITTAL TIMING Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat. 2-07.5.1.A - A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information: 2-07.5.1.A.1 - The project site approximately centered within a one square mile area; 1. COMMENT: The location map shown shall be drawn within the one square mile block. Redraw the location map as required. 2-07.5.1.A.2 - Label the section, township, and range; section corners; north arrow; and the scale; 2. COMMENT: Label the section number 2 on 4 corners within the location map, see redlines. 2-07.5.1.H - The Subdivision Case number assigned to the final plat and the DP case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 3. COMMENT: List the subdivision case number S18-077 next to the title block. 2-07.5.2.J - If applicable, add the following note: "This subdivision is subject to Ordinance No. ____, which established zoning in the _____________________ Annexation Area." 4. COMMENT: Add the note as listed above and fill in the blanks as follows, "1634" in the ordinance blank and "Pima to 22nd Street, City Limits Out to Craycroft Road" in the annexation name blank. 2-07.5.3 Standard Paragraphs The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal. 2-07.5.6 Protective Covenants Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will: 2-07.5.6.A - Provide for maintenance of and liability for any proposed commonly-owned areas; and 5. COMMENT: Clarify if this minor subdivision will be recorded with CC&R's? 6. COMMENT: Include with the next submittal of the final plat as reference, an overall supplemental site plan that illustrates how the lots will be developed and meet the development criteria for the proposed uses. Be aware that additional comments may be forthcoming on the supplemental site plan. Also include a note on the final plat that a separate plot plan will be submitted for the development of each lot under separate permit. Existing natural gas facilities are located in adjacent rights-of-way to the area of development and may be affected by construction of this project; specifically, an existing 2" gas main is located within the Right of Way of Willard Street and Bellevue Street and may be impacted by pavement saw cutting along the South edge of Willard Street and Bellevue Street, along with driveway grading into development. Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements. SWG also requests that no trees be planted within close proximity to gas facilities due to root intrusion; therefore, SWG requires all tree placements have a minimum eight-foot clearance from the tree center line to existing or proposed gas facilities. Shrubs and bushes may be planted within the eight-foot clearance zone. All information is provided for reference use only.
