COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. 2-07.5.0 CONTENT REQUIREMENTS

5.1 General

2-07.5.1.A A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information:

2-07.5.1.A.2 Label the section, township, and range; section corners; north arrow; and the scale;

1. COMMENT: Label the section corners at the section intersection drawn on the location map.


2-07.5.1.A.3 Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and,

2. COMMENT: Draw and label Julian Wash on the location map. The street lines shall be drawn to the extent of the location map boundary. Label Ajo Way on the map.


2-07.5.1.C If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the entire PAD on the first sheet, indicating the location of the portion being developed.

3. COMMENT: Provide the information as noted by the standard above.


2-07.5.1.H The DP case number for assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

4. COMMENT: Clarify if this plat is running concurrently with the PAD revisions. If so the Rezoning case for the PAD must be listed in the lower right corner of the plan sheets next to the title block.

2-07.5.2.B "The total number of lots is ____."

5. COMMENT: Revise note 5 on sheet 1 to state 3 blocks.


2-07.5.2.D If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance."

6. COMMENT: Add the information as noted by the standard above. (the PAD rezoning case number.)


2-07.5.2.H Add the following note on all plats. The purpose of this note is solely for review for compliance with local and state laws governing subdivision and land splits. "There will be no further division of lots without the expressed approval of the City of Tucson."

7. COMMENT: Add the note as stated in the standard above.


2-07.5.2.I If the subdivision was the result of a rezoning case and did not require submittal and review of a tentative plat, add the following note: "Any relocation, modification, etc., of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public."

8. COMMENT: Add the note as stated in the standard above.

2-07.5.3.B.3 Add the following hold-harmless statement: "(I/We), the undersigned, do hereby hold harmless the City of Tucson, its successors and assigns, their employees, officers, and agents from any and all claims for damages related to the use of the property depicted on this plat now and in the future by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."

9. COMMENT: Add the note as stated in the standard above.

2-07.5.3.E Assurances
The following ASSURANCE block must be placed on the plat's first sheet.

ASSURANCES

"This is to certify that all improvements, such as streets, sidewalks, sewers, water and utility installation, drainage and flood control facilities, and monuments, required by the City of Tucson have been completed or the future completion of such improvements has been assured by a land trust financial assurance agreement, the posting of performance bonds, an escrow account, letter of credit, or other security as the City of Tucson deems necessary and proper. In the event that any such assurance expires, lapses or is otherwise inadequate to assure the completion of assurable infrastructure, the city may suspend the issuance of building permits or certificates of occupancy."

Dear Ms. Lee,

Thank you for the opportunity to comment on S18-042 Kino Plat Abandonment; 1st Submittal; a final plat application for an approximately 159.431 acre site located north of the intersection of South Tucson Boulevard and East Irvington Road. This application proposes an abandonment of the Final Plat for Irvington Place Lots 1-755 and would convert it into a government use / park.

The Tucson Airport Authority understands that this project is associated with a rezoning applicant which is occurring under RZ17-006. The Tucson Airport Authority submitted previous comment letters on this rezoning application, dated 12/26/2017 and 4/11/2018.

The Tucson Airport Authority conditionally approves the subject request, contingent upon the conditions the Tucson Airport Authority has indicated for RZ17-006.
