COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the lot split application fort compliance with the zoning review purview. Zoning has verified that the legal descriptions are consistent with the survey drawing for distance. Some of the bearings labeled on the survey drawing do not match the bearings listed on the legal descriptions but can be verified.


2. COMMENT: Zoning has also done a review of the existing development along the Grant Road frontage to verify if the proposed new lot line between the parcels has been placed in a location that provides for a sufficient building setback from the existing two story structure south wall to the new property line.

The property along the northern boundary of the new lot split line is zoned C-1 / C-2. A commercial use on the site is allowed per UDC Section 4.8.6 - Table 4.8-4. The dimensional standards in the UDC Article 6 table 6.3.4.A dictate the building setbacks of 1.5(H) based on a "Nonresidential use adjacent to a Residential Zone".

Based on the photo information and the dimension labeled on the Survey Drawing, a Design Development Option application for review and approval to vary the south building setbacks from the building and the porch over the second story landing will be required. The building setback from the outside edge of the post at the second story landing is to be labeld. The building setback is based on one and one-half times the height of the south wall of the building and the height of the top of beam for the porch over the second floor landing.

The building setback from the building is 1.5 x 18'-6" = 27'- 9". It is assumed that the top of beam for the porch is about the same height and therefore the setback must be 1.5 x 18'-6" = 27'- 9".
The setback for the building and porch from the new property line are 18' and 14' respectively. The overhang is also within the allowed setback.


3. COMMENT: The DDO application can be downloaded from the PDS website at the following link. https://www.tucsonaz.gov/files/pdsd/forms/2016_DDO_for_Setback_and_Height_UDC.pdf

The application and additional documentation must be provided to the zoning review section for review and initials. Once zoning has reviewed the additional documents required by the application the applicant can process the DDO through Mark Castro.

4. COMMENT; The applicant can have the remaining reviewers review and stamp the survey drawing but zoning will not stamp or approve the lot split until the DDO is processed and approved. At this time zoning is not giving any ok to proceed to the recordation of the lot split.
