09/25/2017 LIZA CASTILLO UTILITIES TUCSON ELECTRIC POWER Reqs Change Tucson Electric Power Co., (TEP) has reviewed the final plat for Lee Street Subdivision submitted on 9/15/17, and is unable to approve the plat at this time. An electrical design must be completed and easements for TEP facilities shown on the plat before we can approve. In order for TEP to begin preparation of an electrical design please:

1. Submit a signed copy of the Equipment Placement letter sent on July 6, 2017, if you are in agreement with the Equipment Placement that was provided, or contact the Designer Chuck Leon at 520-917-8707 for revisions

2. Submit an Approved Tentative Plat and water plans to mburke@tep.com

In addition, please add the following dedication language to the final plat:

2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.

5.1 General

2-07.5.1.A A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information:

2-07.5.1.A.3 Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and,

1. COMMENT: add the following to the location map; label Arcadia Wash and label all recorded subdivision within the one square mile location map.


2-07.5.1.D Place the words "SEQ#________" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.

2. COMMENT: List the words SEQ# as noted by the standard above.



2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

3. COMMENT: This final Plat has been assigned the PDSD activity case number S17-053. List the case number next to the title block. Label DP17-0122 as the reference case number of the tentative plat.

2-07.5.4 Proposed Subdivision Information
Provide the following information on the plat:

2-07.5.4.D. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites);
2-07.5.4.E. Show required setbacks, such as erosion hazard, drainage, etc.;
2-07.5.4.F. Show the limits of the 100-year flood prone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more;

4. COMMENT: Draw and label the Riparian area, Erosion Hazard setback, and show the floodplain limits in a surveyable manner.


2-07.5.4.H. Show no-vehicular access easements where applicable;

5. COMMENT: If applicable draw and label any no-vehicular access easments.


2-07.5.4.L. Areas that include Protected Riparian Area shall be shown on the plat in a surveyable manner and designated as areas where no further development is permitted.

2-07.5.6 Protective Covenants

Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:
