This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 2-07.3.0 SUBMITTAL TIMING Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat. 5.1 General 2-07.5.1.A - A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information: 2-07.5.1.A.1 - The project site approximately centered within a one square mile area; 2-07.5.1.A.2 - Label the section, township, and range; section corners; north arrow; and the scale; 2-07.5.1.A.3 - Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and, 2-07.5.1.A.4 - The City of Tucson jurisdictional limits, if within the mapped area. 1. COMMENT: Provide the location map in upper right corner of the cover sheet as noted by the standards above. 2-07.5.1.D Place the words "SEQ#________" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. 2. COMMENT: Place the words "SEQ. ____" as noted by the standard above. The words are to be placed outside the border in the lower right and upper right corners, see redlines. 2-07.5.1.E.1 Subdivision name; number of blocks, lots, and/or units; and common area; 3. COMMENT: In the title block, Common Area A has been listed along with a Trail Easement. Clarify if all of Common Area A is the trail easement. If not draw and label the trail easement in a surveyable manner on sheet 2. 2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 4. COMMENT: This project has been assigned the PDSD Final Plat case number S17-038. List the case number in the lower right corner next to the title block of both sheets. 2-07.5.2 General Notes 2-07.5.2.D If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance." 5. COMMENT: The rezoning case expired and is not applicable to this parcel. Remove the reference rezoning general note 6 from the cover sheet. 2-07.5.2.J If applicable, add the following note: "This subdivision is subject to Ordinance No. ____ which established zoning in the _____________________ Annexation Area." 6. COMMENT: List the above note filling in the blanks with the Ord. # "C9-93-01" and 22nd St. and Houghton Road" annexation area. 2-07.5.3 Standard Paragraphs The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal. 2-07.5.4 Proposed Subdivision Information Provide the following information on the plat: 2-07.5.4.A. Indicate the name and width of each street, alley, easement (type), and drainage way within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation; 7. COMMENT: Draw and label the Trail Easement. See related comment 3. 2-07.5.4.H. Show no-vehicular access easements where applicable; 8. COMMENT: If applicable show No-vehicular easements on sheet 2. 2-07.5.4.I. Show detention/retention areas in a surveyable and readily retraceable manner; 9. COMMENT: If applicable draw and label the detention/retention areas as noted by the standard above. 2-07.5.4.L. Areas that include Protected Riparian Area shall be shown on the plat in a surveyable manner and designated as areas where no further development is permitted. 10.
