COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).


2-07.5.1.A, A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information:

2-07.5.1.A.3, Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and,

1. COMMENT: Label the subdivisions within the one mile mapped area as noted by the standard above.


2-07.5.1.D, Place the words "SEQ#________" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.

2. COMMENT: Relocate the word sequence from the upper top of the pages to the upper right of the pages.
2-07.5.1.H, The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

3. COMMENT: List the assigned subdivision case number S17-035 in the lower right corner of all sheets.

2-07.5.2, General Notes
The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information.

2-07.5.2.B, "The total number of lots is ____."

4. COMMENT: Revise Permitting Note 2 on the cover sheet to 5 lots.

2-07.5.3 Standard Paragraphs
The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.

2-07.5.3.A Certification of Survey
The following statement must be signed by a registered land surveyor and placed on the first page:

2-07.5.4.H. Show no-vehicular access easements where applicable;

2-07.5.6 Protective Covenants

Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:
2-07.5.6.A. Provide for maintenance of and liability for any proposed commonly-owned areas; and

7. COMMENT: Clarify if CC&R's are proposed for this subdivision.

8. COMMENT: Include with the next submittal a copy supplemental site plan for the existing development on Lot 1. The supplemental site plan must include the lot coverage, building setbacks, heights etc.

General note to be added: "This subdivision (Residential Development will be) is designed to comply with the Inclusive Home Design Ordinance, City of Tucson Ordinance 104631"

2. 2-07.5.3.E. Provide the ASSURANCES block on the first sheet.
3. 2-07.5.4.H. Show no-vehicular access easements where applicable.
4. 2-07.5.5.A. Provide the tie between the basis of bearing and at least one corner of the subdivision.
5. 2-07.5.5.C.1. Provide the Basis of Bearing in order to enable another surveyor to retrace the original survey. As such, the statement must be referenced to found, readily locatable monuments.
6. 2-07.5.3. Provide language, in the DEDICATION Block concerning any proposed easement to be dedicated by the plat (such as no-vehicular access easement, etc).
7. The Title Report lists a utility easement (recorded in Book 72, Page 378) that is not shown on the Final Plat. Clarify and revise as needed.
