03/20/2017 LIZA CASTILLO UTILITIES TUCSON ELECTRIC POWER Reqs Change Tucson Electric Power Co., (TEP) has reviewed the final plat submitted on March 13, 2017, and is unable to approve the plat at this time. An electrical design must be completed and TEP easements shown on the plat before TEP can approve. Please provide the signed letter approving the Equipment Placement that was emailed to Stantec on January 23, 2017, so that TEP may initiate the preliminary electrical design for the subdivision.

SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-07.5.4E show the required erosion hazard setback or add EHS into the description in the legend if it has the same alignment as the 100 year floodplain limits.
2) Per AM 2-07.5.4I show the detention/retention basins in a readily survey able manner.
3) Either side of lot one on sheet 3 has erroneous text that reads "label text" which should be removed.
4) Per AM 2-07.5.4C please label each common area individually that will have separate restrictions. There is some confusion where common area A (Landscape) is used to describe both wash area that is to be maintained as natural undisturbed open space and also some of the retention/detention basins adjacent to lots 48 and 49 and 54 and 55. The common area B is only shown on the basin north of lot 28 and at the South west corner of the site. It may appear the intention is to restrict two of the basins and other landscape areas labeled common area A as NUOS. It appears there should be some common area labels for the two basins and landscape areas that are labeled with separate letter designations from the natural wash. This could impact the format of the assurances.
5) Per AM 2-07.5.1H please update the S17-000 number to S17-005.
6) Per AM 2-07.5.4A identify the name of each street being created by this plat. There is a street on sheet 4 that does not have names yet.

1. 2-07.5.1.H Provide the final plat case number, S17-005, adjacent to the title block on all sheets.

1. 2-07.5.2.D General note 3 remove the reference to "C15-13-03" from the note as it is an annexation not a rezoning.

2. 2-07.5.2.J Provide a general note on the plan stating: "This subdivision is subject to Ordinance No.11130 which established zoning in the Mountain Vail Annexation Area".

3. Until development package DP16-0221 is approved the final plat cannot be approved.

Pima County Regional Wastewater Reclamation Department (PCRWRD) hereby "Approves" Mountain Vail Estates - Part I, Lots 1 - 55 and Common Areas "A" - "C" as submitted on March 13, 2017. This approval is for elements related to the sewer system only.
Approval will need to be reobtained if the scope of the project changes that may impact the sewer. This also could include the language in the Dedication as well as easements for utilities/sewers. We request the applicant to contact RWRD-DLU to discuss what action if any shall be required. If the jurisdiction requires RWRD signature on the Mylar and there has been changes without communication it could delay the obtaining of RWRD's signature.
