The following revisions are requested: 1. Sheet 1: In the Dedication paragraphs two (2) and three (3), revise the Dedication and remove "public sewers". This project has existing private sewer and proposed private sewer (per the tentative plat). 2. Sheet 1: In the Dedication paragraph three (3), revise the Dedication and remove "Pima County". Since there is no public sewer for this project there is no need for the easement to be granted to Pima County. 3. We recommend the 20' sewer easement (Docket 12996 - Page 2301) which is located within lot four (4) be abandoned. The easement is for public sewer and was granted to Pima County. It appears the existing private sewer is located within the public sewer easement and the ingress / egress easement (Docket 12296 - Page 2305). The next submittal will be the 2nd submittal for this Final Plat. The RWRD review fee for the 2nd submittal will be $0.00 (Per PC Code, Title 13.20.030.A.2). The following items need to be addressed: 1) Per AM 2-07.5.1H please add the S16-074 to the title block areas on each sheet. 2) There is no PDSD Engineering Administrator at this time. Please change the signature line to read City Engineer under the assurance section. 3) Fill in the blank "I hereby certify that this instrument was filed for record at the request of ________" The blank could say "Psomas". 4) Please provide a copy of the assurances (ie. Third Party Trust). See AM 2-09.3.2. 5) There were specific recommendations contained in the drainage report and as part of the development plans regarding additional required retention on each lot that should be listed as a general note or in a table as part of the final plat to provide full disclosure and easy reference. The proposed land use is commercial. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The applicant shall file Form 7460 with the FAA. Any cranes used for the project must also be identified with Form 7460. Please file Form 7460 at https://oeaaa.faa.gov/oeaaa/external/portal.jsp. The Tucson Airport Authority conditionally approves the subject request contingent upon the following condition of approval, as noted below. This condition should be identified in the general notes of the approved development plan. Condition of approval: "That development shall not cause or potentially affect aviation in the vicinity of the site, including but not limited to, physical obstructions to aircraft operations, interference with operations by way of electrical static, visual obstructions through emissions or glare, and/or the open storage of petroleum products, explosive materials, or materials which attract or lead to the concentration of wildlife." The Tucson Airport Authority is not requiring an Avigation Easement for S16-079 since the Avigation Easement will be completed as part of DP16-0112.
