Follow Up to Previous Comment 3: List the TSMR case number in General note 12 and in the title block of all plan sheets. 2-07.5.4.A. Indicate the name and width of each street, alley, easement (type), and drainage way within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation; PREVIOUS COMMENT 3: The private street does not meet the technical standards width requirements that allows for parking on both sides of the street. It is acknowledged that visitor parking is proposed on Lee Street. A TSMR application will have to be processed to allow the proposed street cross section as shown on the Plat / Private Paving and Drainage plan. The cross section depicted on the P & D plan is allowed when providing parking in common areas at a one to one ratio per dwelling. In this proposal six parking spaces are proposed on Lee Street three short of what is required. A TSMR for the total number of spaces proposed will have to be processed. The two items can be inclusive of one TSMR application. Parallel parking spaces must comply with UDC section 7.4.6.D.2.c. ensure that the correct length has been taken into account to ensure that at least the Six on street parking spaces can be provided as depicted. The parking space dimensions shall be labeled on the P & D plans. List the TSMR case number in the lower right corner next tot eh title block of all plat sheets. List as a general note the date and any conditions of approval for the TSMR. 2. COMMENT: The FP is conditionally approved pending approved of the DP and addressing the final zoning comment. This approval is for elements related to the sewer system only. Approval of the above referenced submittal does not authorize the construction of public or private sewer systems. Prior to the construction of such features, a Construction Authorization needs to be obtained from PDEQ. Approval will need to be reobtained if the scope of the project changes that may impact the sewer. This also could include the language in the Dedication as well as easements for utilities/sewers. We request the applicant to contact RWRD-DLU to discuss what action if any shall be required. If the jurisdiction requires RWRD signature on the Mylar and there has been changes without communication it could delay the obtaining of RWRD's signature.
