Existing natural gas facilities are located in adjacent rights-of-way to the area of development and may be affected by construction of this project; specifically, an existing 2" gas main is located within the right-of-way of Lee St and may be impacted by pavement saw cutting along the south edge of Lee St and driveway grading into development. Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements. SWG also requests that no trees be planted within close proximity to gas facilities due to root intrusion; therefore, SWG requires all tree placements have a minimum eight-foot clearance from the tree center line to existing or proposed gas facilities. Shrubs and bushes may be planted within the eight-foot clearance zone. All information is provided for reference use only. Please note that it is the responsibility of excavators or those developers planning excavation to verify actual field conditions in advance of construction so that requests for gas service or any potential issues can be addressed in a timely manner, including payment for conflict mitigation if applicable. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 2-07.5.0 CONTENT REQUIREMENTS 2-07.5.1.E.3 - If the final plat is a re-subdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision. 1. COMMENT: The proposed subdivision is a re-subdivision of a previously recorded plat. Include in the title block, "This is a re-subdivision of LOTS 7 and 8, BLK 6 of the CATALINA HEIGHTS ANNEX Subdivision as recorded in Book 4, Page 49". 2-07.5.1.H - The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 2. COMMENT: This project has been assigned the PDSD subdivision case number S16-052. List the case number in the lower right corner of all sheets. Reference the grading and paving case number DP16-0113 in the lower right corner of all sheets. 2-07.5.2 - General Notes The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information. 2-07.5.4.A. Indicate the name and width of each street, alley, easement (type), and drainage way within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation; 3. COMMENT: The private street does not meet the technical standards width requirements that allows for parking on both sides of the street. It is acknowledged that visitor parking is proposed on Lee Street. A TSMR application will have to be processed to allow the proposed street cross section as shown on the Plat / Private Paving and Drainage plan. The cross section depicted on the P & D plan is allowed when providing parking in common areas at a one to one ratio per dwelling. In this proposal six parking spaces are proposed on Lee Street three short of what is required. A TSMR for the total number of spaces proposed will have to be processed. The two items can be inclusive of one TSMR application. Parallel parking spaces must comply with UDC section 7.4.6.D.2.c. ensure that the correct length has been taken into account to ensure that at least the Six on street parking spaces can be provided as depicted. The parking space dimensions shall be labeled on the P & D plans. List the TSMR case number in the lower right corner next tot eh title block of all plat sheets. List as a general note the date and any conditions of approval for the TSMR. Protective covenants or Covenants, Conditions, and Restrictions (CC&R's) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will: 2-07.5.6.A. - Provide for maintenance of and liability for any proposed commonly-owned areas. 4. COMMENT: Include a copy of the CC&R's for review with the next submittal of the Final Plat package. UDC SECTION 8.4.3 - MINOR SUBDIVISION A minor subdivision may be accomplished with less documentation and it provides a more streamlined process than required for subdivisions. Although a tentative plat is not required, additional information shall be submitted, as needed, to review the project for compliance with all governmental regulations and good engineering practices. Additional information that may need to be provided include a geotechnical report, grading plan, drainage report, phasing plan, title report, or other documents that the City deems necessary to review for compliance with all applicable standards. The purpose of this section is to establish procedures and requirements for minor subdivision plats. 5. COMMENT: Include with the next submittal of the Final Plat package a supplemental development site plans that demonstrates compliance with the zoning regulations and development criteria (dimensional standards). Reference next to the title block of all sheets, the plat, paving and drainage, and TSMR case numbers. Add as a general note on the Paving and Drainage plans the TSMR case number, date of approval and conditions of approval if any. Refuse containers can be successfully serviced by the refuse vehicle at Lots 1,2,3,7,8 and 9 along the north-south portion of Keating Road. Due to maneuverability constraints at the hammerhead at the south end of Keating Road, the APCs from Lots 4,5 and 6 shall all be placed on the east side of Lot 5 for servicing by the refuse vehicle. The location of the driveway for Lot 5 (not shown on the plan) will determine, in part, the exact location for placement of the APCs on Lot 5. A Keynote shall be added to Sheet 2 of the plans making this statement about the placement of the APCs on Lot 5. Based on this review, ES approves the Outpost Common residential subdivision submittal from a solid waste standpoint. Please contact me if there are any questions concerning this review.
